Strong Demand, Constrained Grid: A Fast-Charging Snapshot of Five DE Beach Towns

We've spent September based in coastal Delaware, and it didn't take long behind the wheel to notice something: gas stations, retail centers, and small commercial lots up and down this stretch of beach towns sit largely untouched by fast charging. It's the kind of pattern you only catch by actually driving the corridor. So we ran it through Axiom Scout across five up-and-coming DE beach towns — Long Neck/Long Beach, Milton, Lewes, Rehoboth Beach, and Bethany Beach — to see what the data actually said.

Our job is the data, not the install

To be clear about what Axiom Scout does and doesn't do: we're not in the business of putting chargers in the ground. Our job is to hand charge point operators the data that tells them where a fast-charging site will actually work — grid capacity, interconnect distance, traffic and payback signals, incentive status. It's the operator's job to take that data and go build.

The numbers, town by town

We pulled every candidate site within a 10-mile radius of each town, then narrowed to our platform's Top Tier bracket — sites scoring 8.5 or higher on a 0–10 scale blending proximity and payback economics. Real addresses aren't published here; these are town-level aggregates.

  • Lewes, DE — 415 candidates, 212 scoring Top Tier, 63 of those retail/fuel sites. Median payback on the strong sites: 1.3 years.
  • Rehoboth Beach, DE — 415 candidates, 319 Top Tier, 101 retail/fuel. Median payback: 1.3 years.
  • Long Neck / Long Beach, DE — 362 candidates, 7 Top Tier, all seven campgrounds and RV parks rather than retail or fuel sites. Median payback: 1.3 years.
  • Milton, DE — 82 candidates, 5 Top Tier, also all campgrounds/RV parks. Median payback: 0.7 years.
  • Bethany Beach, DE — 8 candidates, 3 Top Tier, campgrounds/RV parks. Small sample — read this one as a lead worth investigating, not a statistically confident trend.

The retail/fueling gap we noticed while driving is real — it's just concentrated in Lewes and Rehoboth Beach specifically. Long Neck/Long Beach, Milton, and Bethany Beach have real opportunity too, but it's almost entirely campground and RV-park archetype sites, not the gas-station-and-retail pattern we expected everywhere.

The bigger finding: a genuinely constrained grid

Every one of these towns' Top Tier candidates matched to real Delmarva Power feeder data — not fallback estimates — and nearly all of them came back flagged as a substation constraint. Rehoboth's candidates sit on the REHOBOTH SUB and MIDWAY SUB feeders; Lewes shares MIDWAY SUB; Milton spans FIVE POINTS SUB and HARBESON SUB; Long Neck and Bethany both sit on REHOBOTH SUB and CEDAR NECK SUB. In plain terms: this isn't a case of wide-open hosting capacity waiting for someone to notice it. It's strong site demand running into substations that are already working hard.

That's arguably the more useful finding for an operator than the site count alone. A site can look perfect on a windshield survey and still be a multi-year interconnect fight once you actually check the feeder — and that's exactly the kind of thing that's invisible from the road and only shows up when you check the grid data directly.

Why this matters for operators

If you're a CPO scanning the Delmarva coastal corridor for expansion, this is exactly the kind of pocket that's easy to miss from a desk and easy to misjudge from a windshield — either by overestimating an obvious-looking retail corridor, or by walking away from a smaller town assuming there's nothing there.
